The average price to buy a house in Spain in 2024 is $436,000, or $218 per square foot. Real estate prices in Spain have appreciated by 7.5% in the last year. In Euros, the average sale price of a Spanish home is €427,600, at €2,138 per square meter. 

Spanish real estate is in high demand among foreigners who are looking to buy property in a beautiful, sunny, highly-desirable homebuying location. Spain properties are more affordable than homes in Portugal, but more expensive than Italian real estate.

Spain house prices by region, in US dollars

Spain is a large country with 17 distinct regions, also known as autonomous communities, and two autonomous cities, Ceuta and Melilla. Home prices can vary widely from region to region, from over $800,000 to less than $200,000.

The Balearic Islands region has the priciest homes in the country. For instance, an average 2,000 square foot house sells for $896,000, as the price per square foot is as high as $448. Thanks to the strong demand for vacation homes, property prices on the Balearic Islands are rising fast, up 10.7% in just one year.

The second most expensive region to buy a house in Spain is the Madrid area. Here the average home price is $704,000, 9.5% more expensive than the year prior. The price per square foot of homes in this region is an average of 352 US dollars.

The Euskadi region, also known as Basque Country, has the third highest real estate prices. The sale price in Euskadi is $596,000 for an average house, or $298 per square foot, up by 3.7% compared to a year ago.

The cheapest Spanish region to buy a house is Castilla-La Mancha, with an average house price of $192,000. This centrally-located community has the most affordable homes in Spain, at only $96  per square foot.

The second cheapest homes are in Extremadura. Here, the average house price is $202,000, or $101 per square foot. Home prices in Extremadura have changed by 4% compared to a year prior.

The Castilla y Leon region has the third most affordable real estate prices. An average home 2,000 square foot in size costs around $244,000, or $122 per square foot, having increased by 3% in one year.

Spain house prices by region, in euros

In euros, the average house price in the most expensive region of Baleares is around €875,800 for a 200 square meter house, more specifically €4,379 per square meter. The second most expensive real estate in Spain can be found in the Madrid region. A house here costs around €688,000, or €3,440 per square meter to be more exact.

House prices in the desirable region of Andalucia are going for more than €438,000, the equivalent of €2,190 per square meter. In the region of Valenciana, home prices are slightly more affordable, averaging around €380,200, precisely €1,901 per sqm.

Spanish real estate varies in cost depending on the city. Real estate in Barcelona costs on average $906,000, around $453 per sqft. In Madrid 2,000 sqft home sells for $922,000, having increased by 12% since one year prior. Madrid house prices are on average $461 per sqft.

Vacation homes in Palma de Mallorca average around $846,000 or $423 per sqft, to be exact.

More affordable towns to buy a home in Spain, out of the locations analyzed, include Talavera de la Reina with house prices around $192,000, Lorca, with an average house price of $224,000, and Jaen at around $242,000.

Average house prices in other popular cities in Spain are: $616,000 in Malaga, $478,000 in Sevilla, $440,000 in Granada, and $282,000 in Almeria.

The purchase price of a residential home in Spain ranges significantly by city, depending on demand, location, quality and size. You can buy homes for as little as €100,000 in inland small towns or for as much as €1 million or more in large coastal cities.

An average-sized 200-sqm house in Barcelona is around €886,000, a house in Madrid costs on average around €902,800, and a house in Valencia costs around €510,800.
