The average price to buy a house in Greece is $522,000 in 2024, while the average price for an apartment is $208,800. The asking price per square foot for buying real estate in Greece is $261.

Greek real estate has appreciated significantly in recent years, seeing record-high prices in 2024, as the country’s economy is regaining strength and demand for real estate is fueled by both Greek buyers and foreign buyers motivated by Greece’s golden visa program.

As of 2024, Greek property costs more than Italian real estate or Spanish real estate. Meanwhile, house prices in Greece are more affordable than home prices in Portugal or French property prices.

In euros, the average price per square meter to buy property in Greece is €2,558, bringing the price for an average-size house to €511,600 and the price for an average apartment to €191,900.

The most expensive region to buy a home in Greece are the Aegean Islands, which include many popular islands like Mykonos and Santorini. The average price of a 2,000-sqft house in the Aegean Islands is $658,000 while an 800-sqft apartment sells for around $263,200.

The second most expensive region to buy property in Greece is Attica, which includes the metropolitan area of Athens. The average asking price of a home here is $624,000, or $312 per square foot.

Properties in the beautiful Ionian Islands are the third most expensive in Greece. The average price of a 2,000-square-foot house here is $508,000, or $254 per square foot. An 800-square-foot apartment costs on average $203,200.

Property in the Aegean Islands is the most expensive out of all Greek regions, going for €3,221 per square meter in 2024. For instance, a 200-square-meter home costs on average €644,200 and a 75-sqm apartment costs on average €241,600.

The high prices are driven by the islands' fame as a haven for vacation homes, especially among foreigners, including many celebrities who own property in Greece.

The second priciest property can be found in the region of Attica, where the capital of Athens is located. Here, an average-sized house costs €610,800 and an average size apartment of 75 square meters costs €229,100. This is based on a price per square meter of €3,054.

Thessaly is the most affordable region of Greece to buy real estate, at €1,256 per sqm. This translates into €94,200 for an average apartment and €251,200 for an average house.

Looking at house prices in Greece at the city level, the most expensive area to buy property in Greece is Mykonos, where the average price is $742 per square foot. In other words, the asking price for a 800-sqft apartment is $593,600, and the price for a 2,000 square foot house in Mykonos is around $1.48 million.

A house in Athens costs on average $998,000, with an average cost per square foot of $499, with higher prices in the capital's most affluent neighborhoods. Apartments sell on average for $399,200 in Athens. 

Thessaloniki real estate is more affordable than Athens real estate, with the average price for a house around $586,000. In Chania the average price is $578,000, in Kalamata $454,000.

Greece is a friendly country with great weather and a popular destination for buying property abroad. As a consequence, prices have been constantly increasing over the past few years as more and more foreigners are investing in Greek real estate.

The average price per square meter for a house in the country's capital is €4,879. This comes to €975,800 for a 200-sqm house, while an average apartment costs €365,900.
